AUG-ARQUITECTOS SLP SUBMITS MODIFICATION 14 TO THE BUÑOL PLANNING REGULATIONS FOR FINAL APPROVAL


Following the public comment and consultation period for Modification 14 to the Buñol (Valencia) Subsidiary Planning Regulations, AUG-ARQUITECTOS, SLP has submitted the final proposal for this planning instrument to the Buñol City Council. This proposal incorporates the City Council’s observations and the accepted objections. Regarding the latter, it is worth noting that, after 45 business days, the broad consensus achieved during the processing of this Modification has become evident, as very few objections were submitted.

Modification 14 to the Buñol Subsidiary Planning Regulations exclusively affects the detailed planning (in urban and developable land), and its environmental assessment and final approval are the responsibility of the City Council. It is being processed in parallel with Amendment 13, which affects structural planning and requires regional environmental assessment and approval.

The content of Amendment 14 follows the principle of consolidating objectives, in order to optimize public resources and avoid dedicating time and energy to processing different instruments when grouping them is both possible and desirable. Its content is therefore heterogeneous and very broad, but always within the scope of local authority. The urban planning document has been presented in a very organized manner, and its approval will provide a new framework, completely updated in both its written and graphic components. All the plans, created using current digital data, have been prepared in shapefile format and are highly accurate, in contrast to the current planning regulations and cartography, which have serious deficiencies.

The strategy adopted by the Buñol Town Council in processing these two modifications, along with the Cultural Section of the Catalogue of Protected Properties and a Special Protection Plan (being drafted by another team), serves as a benchmark in the field of urban planning in the Valencian Community. Faced with the (near) impossibility of successfully revising the general urban plan, the council has opted to promote the necessary instruments to achieve a very similar goal in a much shorter time and at a lower cost.

With the submission of the Final Proposal for Modification 14 of the Buñol Planning Regulations to the town council, only the completion of a series of administrative procedures remains before the final approval of said modification can be adopted, an objective that is expected to be achieved in the coming months.
